Smoke Control and Ventilation System for Residential Blocks
The challenge
RES was approached by the managing agents for Indescon Square – Sandrove Brahams and Associates to provide a solution to the on-going and costly maintenance of the smoke control and ventilation systems in five residential blocks. Additionally, recurring issues were impacting the performance and reliability of the original automatic opening vent (AOV) systems installed which needed resolving.
Indescon Square is located on the Isle of Dogs, London. Phase 1 of the development consists of several hundred apartments in five blocks ranging from 6 to 16 floors.
The solution
RES’s smoke control and ventilation systems engineer Mike Skilton together with our installation manager Will Grice set about designing an addressable smoke control and ventilation system networked across the five blocks that could be controlled and monitored from the 24/7 concierge reception on site.
Mike was in contact with HAES Systems Ltd from the start of the design process. As an approved partner RES already had a good relationship with HAES and their technical support team so we quickly established their AOV control panel range was the right product for the job
The outcome
Using four HAES Elan analogue addressable fire control panels, a new smoke control and ventilation system was networked across the five blocks incorporating 70 HAES AOV smoke ventilation control panels which in turn individually controlled AOV domes on stairwells and smoke extract shafts as well as AOV smoke shaft doors on each floors apartment lobby.
The main control panel was located in the concierge reception so the system could be monitored 24/7 for faults, fire activations and misuse.
With seven stairwells across the five blocks, smoke control and ventila-tion system zone drawings were placed in frames in each entrance lobby clearly showing the block and control panels location.

In order to prevent the misuse of the manual control switches previously fitted on each floor, key switches were installed with perspex covers.
