Routine service of smoke control and ventilation system

One site in Berkshire consists of eight apartment blocks, with each block’s communal area having either automatic opening vent (AOV) doors opening into a central smoke shaft with an AOV window / dome at the head of shaft and/or an AOV window at the top of the communal stairwell.

Each blocks’ system has interlinked AOV control panels and automatic smoke detectors on each floor.

The smoke detectors on each floor, once activated will open the AOV vent local to the smoke detector as well as the top of shaft and or the AOV at the top of the communal stairwell.

There is also a smoke vent manual call point at ground floor level for manual operation of the communal stairwells AOV.

Each blocks’ control panel is serviced, with each system tested in turn to check that the AOV doors and windows located on each floor, at the top of each shaft and on the communal stairwell’s open upon activation of the automatic smoke detection and manual call points. Each system is then checked to ensure upon reset that the AOV’s close and the control panels are showing normal.

On completion of each service and test, the control panels maintenance label is updated along with the service visit recorded in the premises fire logbook.

A record of each routine service is kept on our UPTICK customer portal along with an up-to-date asset list of the premises AOV smoke control systems.

If an issue is present or there is a recommendation concerning the systems, the customer is made aware and a quotation automatically provided.

Repair of smoke control and ventilation system

Between routine service visits, a call from our customer reported a fault with an AOV control panel in one of the blocks as there had been a water leak.

An engineer upon attending site quickly discovered that one of the AOV doors was not opening and closing correctly due to a water damaged control panel.

A repair quotation was immediately sent to the customer for approval. On approval, a re-visit was scheduled for the repair works to be completed.

Our engineer attended site with the necessary replacement parts and set about removing and replacing the faulty control panel.

Some settings were changed, such as a timing function which can be adjusted to ensure the AOV doors actuator has enough time to fully open and close the door to the smoke shaft when activated.

With the new control panel in-place, new backup batteries were installed and the mains power restored to the control panel.

Our expert engineers are highly trained to meet the necessary standards of electrical and fire safety equipment removal and installation.

Testing the system

With the new AOV control panel installed and the connected devices ready, the blocks system was fully tested to ensure all AOV doors opened when activated and the AOV window at the top of the smoke shaft and stairwell opened as it should upon activation. Finally, the system was checked to ensure the AOV doors and window were closed with all panels reset and showing normal.

A service label was placed on the new control panel with the repair task signed off by the engineer along with the premises fire logbook being updated recording the visit and work completed.

The customer now has fully working and compliant smoke control and ventilation systems across the development thanks to our service and repair work, a record of which is kept on our

UPTICK customer portal along with an up-to-date asset list of the premises AOV smoke control systems.
